Condo Luxury Living in Florida is Hot, Hot, Hot
By Jennifer Merritt

Over the last few years, condo luxury living in Florida is about as hot as a night at Nikki Beach Club in Miami, and chances are, you’ve got a better chance of landing a fantastic real estate deal than scoring a VIP table at the ultra-exclusive club.

Condo luxury living in Florida is hotter than in anywhere else in the country right now, where property is quickly getting bought up by young, urban and educated professionals looking for a long-term home as well as second-home buyers who are only looking to fly south for the winter. At the start of 2006, metro areas such as Fort Lauderdale, Miami, and West Palm Beach have a combined population exceeding 5.3 million people and a hot housing market is only going to help that number expand.

Both pre-construction and new construction condo luxury living in Florida is on the rise. According to Real Capital Analytics, a national real estate analysis firm in New York, the Broward/Palm, Miami/Dade, and Tampa markets in Florida accounted for 30 percent of the $2.6 billion condo conversions in 2004 — that’s more than other hot markets like San Diego, Chicago, and Atlanta. In fact, Florida in 2005 was second only to New York City when it came to converting apartments into condos.

Conversions in condo luxury living in Florida aren’t just limited to apartments either — plenty of developers are focusing on condo hotels as well. Imagine living in a waterfront condo space in one of North America’s hottest vacation destinations, originally crafted to attract the hottest celebrities, models, diplomats and heirs and heiresses from around the world.

Condos in Florida — whether new construction or apartment and hotel conversions — create affordable housing in urban and in-demand areas with expensive single-family home prices, making it easy to live the high life without the high price.

Condo luxury living in Florida isn’t just limited to popular, urban areas like south Florida-area condos in Miami. Luxurious living can be found in Daytona in northeast Florida-area condos, in Naples in southeast Florida-area condos, in Orlando in central east Florida-area condos and in Tallahassee in northwest Florida-area condos as well. With so many options, clearly condo luxury living in Florida can’t be beat.
